Use the property address to identify the authorized leasing contact, then request current unit information before applying.
Confirm the Property and Authorized Contact
Match the property name, street address, official website, management company, and leasing-office phone number. If a listing appears on a third-party site, compare its contact details with the property's own channel.
Ask whether the office accepts applications directly or uses a named application platform. Do not send deposits or sensitive documents to a contact that cannot be connected to the property.
Request Current Availability in Writing
Ask the leasing office to identify:
| Availability item | Details to request |
|---|
| Unit or floor plan | Exact unit when assigned |
| Ready date | Current or projected availability |
| Lease term | Length tied to the quoted rent |
| Rent | Amount and quote expiration |
| Application status | Available, pending, waitlisted, or leased |
Separate “Coming Soon” From “Available Now”
A unit expected after a current tenant moves out may not yet have a final ready date. Ask whether the date depends on turnover work, inspection, or another condition.
If your schedule is fixed, request units with confirmed dates. If you can wait, ask how the property handles waitlists and whether an application applies to one unit or any matching floor plan.
Match the Quote to Your Dates
Rent may vary with lease length and move-in date. Request the exact lease term used for the quote and ask whether the property requires move-in within a certain number of days.
Record deposits, application and administration fees, mandatory recurring charges, and the amount due before move-in. Keep promotional credits separate so the base rent and continuing charges remain clear.
Understand the Application Status
Ask whether another application is already pending for the unit and when the property removes a unit from the market. Confirm the screening process, expected timeline, hold policy, and refundability of each payment.
Do not assume submitting an application reserves the apartment. Obtain the property's written terms.
Review the Final Lease Against the Listing
Before signing, compare the lease with the unit, dates, rent, charges, and concessions you were quoted. Ask about any difference and keep the final documents.
Rental rules vary by property and location; rely on the current lease and required local disclosures for the actual transaction.
Use the Address to Reach a Real Rental Decision
An address search is valuable when it leads to an authorized leasing office, a current unit, a defined rent and lease term, and a legitimate application process. Confirm all four before committing funds.
